General Terms and Conditions (GTC)
1. Scope
These terms and conditions apply to all services related to the consulting and brokerage of real estate in Brazil by
Roland Völkel
– hereinafter referred to as “Provider” –
towards his customers.

2. Subject matter of the contract
The provider offers consulting and brokerage services related to the acquisition of real estate in Brazil.
The provider does not act as the seller or owner of the properties, but solely as an intermediary and contact person for German-speaking customers.

3. Scope of Services
The services provided by the supplier include, in particular:
* Providing information on real estate projects
* Facilitating contacts with sellers, developers or real estate agents in Brazil
* Support with organizational and administrative processes
* Supporting the customer throughout the purchasing process
The legal processing of the real estate purchase is carried out exclusively under Brazilian law and through appropriately authorized local authorities.

4. Cooperation with licensed real estate agents
The actual real estate brokerage is carried out by real estate agents licensed in Brazil with the appropriate registration (CRECI).
The provider and its partners possess the necessary qualifications under Brazilian law.

5. Formation of a contract
A contract between the provider and the customer is concluded through individual agreement (e.g. via email, telephone or in writing).
The use of the website alone does not constitute a contract.

6. Remuneration
The remuneration for the brokerage service is usually paid via commissions incurred in connection with the purchase of real estate in Brazil.
If additional services are to be compensated separately, this will be agreed upon individually in advance.

7. Liability
The provider is liable for damages only in cases of intentional or grossly negligent conduct.
The provider assumes no liability for the accuracy and completeness of information provided by third parties (e.g., developers, sellers, authorities).
The provider is not liable for the customer's economic decisions or the success of an investment.

8. Note on risks
Acquiring real estate abroad involves economic, legal, and currency-related risks.
The customer is obliged to seek independent legal and tax advice.

9. Legal system
The real estate purchase is governed exclusively by Brazilian law.
The business relationship between supplier and customer is governed by German law, to the extent permitted by law.

10. Place of jurisdiction
If legally permissible, the place of jurisdiction is the provider's place of residence.

11. Data protection
Personal data is processed in accordance with applicable data protection regulations.

12. Final Provisions
Should individual provisions of these terms and conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.
